California Village Dubai, developed by GFH Real Estate in Dubai, is a masterplanned residential community comprising two primary components. California Residences includes 234 villas and townhouses, while California Heights provides 150 units across two apartment buildings; the villa and townhouse offering includes three- and four‑bedroom layouts. The masterplan identifies on-site features such as a guard house, a club house and a central park. The scheme was designed by consultants Stantec and is conceived as a gated community intended to foster neighbourhood cohesion. Located within the Dubailand/Dubai Land area, the development is close to Business Bay (around 10 minutes) and is accessed via a connecting road to Sheikh Mohammad Bin Zayed Road, with nearby leisure destinations including IMG World of Adventure.
